Construction

Gunite or fiberglass.

Fiberglass arrives as a single moulded shell, set into the excavation in one piece. It is the quicker build by a wide stretch, the surface is smooth and non porous, and the shapes and sizes are whatever the manufacturer offers and a truck can legally carry. Our 3D model above is a 30 by 14 foot shell with moulded entry steps, which is a common size.

Gunite is concrete sprayed over steel, formed in place in your yard. It takes considerably longer and costs more, and in return the pool can be any shape, any size and any depth you want. Tanning ledges, vanishing edges, an attached spa and unusual footprints all come out of gunite.

Neither one is the right answer on its own. The yard, the access, the budget and the shape you have in mind narrow it down quickly once we are standing in the space.

Code

The barrier rule is different in every city.

Every in-ground pool in the metro has to be enclosed by a barrier, and the minimum height is not the same from one city to the next. It matters early, because the fence has to fit inside your setbacks along with the pool, and on a tighter lot that is what decides whether a pool fits at all.

Requirements change, and this is a starting point rather than a substitute for checking. We confirm what applies to your address during the design process, and permits are a service we provide.

Sequence matters too. On the Kansas side that fence has to clear inspection before a drop of water goes in, so it is not something to leave until the pool is finished.

Pricing

What a pool costs.

A pool from us starts at $125,000, and the majority land between $250,000 and $400,000.

Those numbers cover the whole backyard and not the hole in the ground on its own. Size, shape and depth set the starting point, and gunite carries more than fiberglass. From there it is the decking and how much of it there is, the coping, water features and lighting, and equipment choices like a heater, an automatic cover or a salt system. Access is a real factor on a pool more than on anything else we build, since getting equipment into a tight back yard changes how the work has to be done.

What homeowners ask us about pools.

How much does a pool cost in Kansas City?Most of our pool projects fall between $250,000 and $400,000, with the smallest starting at $125,000. That is the finished backyard, covering the decking, coping, walls and features around the water, not the shell by itself.

Gunite or fiberglass?Start from the shape you want. If a standard rectangle or freeform suits you, fiberglass gets you swimming sooner and for less money. If you have your heart set on a tanning ledge, a vanishing edge, a particular depth, or a footprint that has to work around an awkward yard, that points to gunite, and the extra cost buys the freedom to form it however you like.

How tall does my pool fence have to be?There is no single answer for the metro, which is why the table above exists. Your city decides, the range runs from four feet up to six, and the gate hardware spec varies alongside the height. Worth settling before anyone decides where the water goes.

Can I build the fence after the pool is finished?Not on the Kansas side, and this one catches people out. The fence has to pass its inspection before any water goes in, and in Johnson County the certificate of occupancy is written against the finished barrier. It belongs in the build schedule, not on a list for afterwards.

Will a pool fit in my yard?Sometimes the answer is no, and the setbacks are usually why. The pool has to sit a set distance from your property lines, the barrier has to fit inside that, and in some cities the equipment carries its own setback. A yard that looks big enough on paper can come up short once all three are drawn on it.

Do you do the patio and the walls too?Yes, and that half of it is ours. We are a hardscape company, so the decking, coping, retaining walls, fire features and lighting all come from us, with a pool contractor brought in for the pool itself. It gets designed as one project.

How long does a pool take to build?Longer than most people expect, and the range is wide depending on the construction type, the permit timeline in your city and how much hardscape is going in around it. We give you a real schedule with the proposal instead of a number that sounds good.
